WHAT OPENED

KB Home added Poppy and Quinn.

KB Home announced the July opening of Poppy and Quinn within Valencia. The master-plan source currently describes Poppy from the upper $600,000s and Quinn from the mid $700,000s. Verify the specific plan, lot, included features, and current terms directly before treating either range as a purchasable-home quote.

WHAT TO WATCH

Price per square foot needs an exact home.

Community “from” ranges and plan sizes are useful for orientation but cannot create a reliable price-per-square-foot measure. SCVNew will calculate advertised PPSF only for an individual advertised home that has both an exact price and a matching published living area. HOA, assessments, taxes, solar, lot premiums, insurance, incentives, and closing costs stay unverified unless the relevant source actually publishes them.

THE RADAR, NOT THE RECORD

News tells us what to verify.

Local reporting, public-agency agendas, forums, and social discussion are useful early-warning sources. For example, The Signal reported in August that environmental groups appealed approval of a 3,600-home project. SCVNew would verify the public decision record before presenting that as a current development fact.

Forum discussions are even more limited: they can show the questions buyers are asking—total ownership cost, HOA or assessments, construction activity, commute, and resale competition—but they are not evidence for claims about a builder, community, or transaction. We use them to improve the buyer checklist, not to repeat anecdotes as reporting.

The builder’s sales representative represents the builder. If you want buyer-side guidance, choose it explicitly and ask about builder registration before a tour. If selling your current home is part of the move, that can be a separate seller-representation decision with a seller’s-only agent.
