Valencia’s current quick-move-in page shows individual advertised homes, including exact price and living area for many records. That permits a limited advertised PPSF calculation for the same home. It does not establish value, total ownership cost, construction quality, or availability at the moment you read this.

The official Valencia new-homes page continues to state that 18 collections are now selling and open for tours, with a published master-plan span from the upper $500,000s to over $1 million. A collection count is not a count of homes available today; the individual-home source is the better reference for a current ask.

The next County report is pending.

As of this review, LA County Planning’s Santa Clarita Valley index still lists September 13–20 as its latest applications-filed report. Ledger 001 found no included development-scale housing signal in that report. SCVNew will update the record when the next official report posts.

Ask about the exact homesite, included options, lot premium, HOA and assessments, tax rate, solar terms, insurance, incentive conditions, closing costs, and construction timeline. The builder representative represents the builder. Buyers who want independent buyer-side guidance should arrange it and confirm the community’s agent-registration rules before touring.
