A starting price is not
the cost to buy.
A community price range helps establish the field of play. It does not identify the exact homesite, included options, recurring assessments, or closing terms that make one particular purchase work.

Valencia now states a range through the $1.8M’s.
Its current new-homes page says new homes range from the upper $500,000s to the $1,800,000s. That is a community-wide published range, not a current inventory count or the asking price of a specific available home.
What it means: compare a specific home, not a headline range. An advertised exact price and living area can support a limited PPSF calculation; a community range cannot.

THE COST QUESTION
HOA fees may not be one line item.
The same page says HOA fees vary by home and that some homes, including certain townhomes, have sub-association fees or other applicable fees. SCVNew does not treat a missing fee as zero.
Before a tour, ask for the exact homesite’s HOA and any sub-association amount, special assessments, property-tax estimate, solar terms, insurance expectation, lot premium, included options, incentive conditions, and closing costs in writing.
RECENT BUILDER RECORD
Two Lennar collections were announced in August.
Lennar announced Sutton and Hollis on August 7, describing six floorplans combined, with published sizes from 2,663 to 3,555 square feet and starting prices in the low $1M’s at that time. This is a dated builder announcement, not proof of current availability or current pricing.

County’s latest SCV filing window is still September 13–20.
LA County Planning’s index continues to show that report as its latest Santa Clarita Valley applications-filed item, with no current hearing notice listed there. That is a record-status update, not evidence that development has stopped.
