Map both sides before signing.

Ask the builder for the expected completion range, deposits, cancellation terms, financing milestones, and what changes if construction is delayed. Separately, evaluate the likely preparation, listing, contract, and closing timeline for the home you need to sell.

QUESTIONS THAT CHANGE THE PLAN

Know what must happen first.

Will you need sale proceeds for the purchase? Can your financing accommodate the timing? What happens to the new-home contract if your sale does not close on schedule? Where will you live if the dates do not align? Which costs continue if you carry both homes for a period?

Separate roles make a cleaner decision.

The builder’s representative represents the builder. If you want buyer-side guidance, arrange it before touring and confirm the community’s registration policy. If you need to sell an existing property, agree in advance who represents that sale and how the plan coordinates with the new-home contract.
