Comparing new homes means comparing the whole proposed purchase, in writing, for the particular homesite you are considering.

ONE-TIME COSTS

Ask what changes the cash needed to close.

Request the base price, homesite or lot premium, selected options, deposits and their refund terms, builder credits, lender-related conditions, estimated closing costs, and any timing requirements. A stated incentive may have conditions; ask for the complete terms.

RECURRING COSTS

Ask what stays after the keys are handed over.

Confirm HOA and any sub-association fee, taxes and assessments, solar payment or agreement, insurance estimate, utilities, and any other recurring service or maintenance obligation. Do not assume a missing item is zero.

THE COMPARISON RULE

Compare like with like.

Put the exact homesite, included features, recurring costs, incentives, and expected closing timeline beside the comparable resale alternative. This is not financial or legal advice; use it to make the right questions visible before you commit.
