As retrieved October 4, Valencia’s official new-homes page says 18 collections are selling and open for tours. It also presents collection-level starting figures and plan ranges. Treat that as a dated overview; confirm the exact homesite, availability, and price directly with the builder before relying on it.

THE FIRST TOUR
Decide your representation before the visit.
Sales-center registration can matter. If independent buyer representation is important to you, choose it before your first tour and ask the community how its registration policy works. The builder’s sales representative represents the builder.
THE HOME YOU CAN ACTUALLY BUY
Request the homesite sheet.
Ask for the specific home’s price, living area, lot premium, included features, options, estimated completion, deposits, builder incentives, financing conditions, HOA and sub-association fees, taxes and assessments, solar arrangement, insurance expectations, and closing costs. A starting price cannot answer those questions.
SCVNew uses published price per square foot only for a specific advertised home with both a price and living area. It does not calculate a value conclusion from a community price band.
